In this initial phase, we determine the measurements of the land, the building (if present), and any elevation differences (with a surveyor's intervention if necessary). This phase also allows us to assess the general condition of the site through a visual inspection.
Feasibility FAISA
Feasibility is the first phase in bringing an architectural project to life. It assesses the project's viability based on technical, economic, and regulatory constraints.The architect analyzes the site, environmental considerations, and urban planning regulations. This phase also includes cost and timeline estimates, providing the client with a comprehensive and realistic vision of their project.
Sketch ESQ
The sketch phase brings the initial ideas and concepts to life, aligning with the client’s needs. It defines the project's overall direction in terms of form, spatial organization, volume, and integration into the urban and landscape context. This phase encourages open dialogue with the client, allowing them to express expectations and refine the initial proposals.
Preliminary Project Summary APS / APD
The preliminary design builds on the initial proposals, refining them into a structured plan that aligns with the project requirements and identified constraints. This phase validates design solutions while considering aesthetic, functional, and regulatory aspects.
Building Permit PC
The building permit is a crucial administrative authorization. The architect prepares and submits a comprehensive application to local authorities, ensuring compliance with urban planning regulations, technical standards, and environmental requirements. They oversee the entire submission process, with processing times varying based on project type and local regulations
2_WORK
General Design Project PROThe process begins with the development of a detailed and cohesive project, incorporating both graphic and written documentation. This includes material specifications, layouts for utilities and drainage, and other essential details. Everything is precisely defined to solidify the project’s elements and facilitate coordination among stakeholders.
Consultation files of entreprises DCEIn this phase, the architect manages the tendering process in alignment with the project owner’s requirements. Together, they determine the list of companies to be consulted, allowing the architect to prepare the company consultation files (DCE). When work is divided among separate trades, an additional mission of synthesis and coordination (OPC) is required.
Development of Works Contracts MDTThe architect supports the project owner in analyzing company proposals, conducting comparative assessments, and discussing potential technical choices with contractors to optimize costs and project execution.
Direction of the Execution of Works Contracts EXEThe architect drafts and signs service orders for the execution of work across various trades. They organize and lead weekly site meetings, produce progress reports, monitor compliance with contract documents, establish the final account at project completion, and propose the final payment settlement.
Assistance with Acceptance Operations AORThe architect assists the project owner during the acceptance of works, which is formally declared with or without reservations. This marks the start of legal warranty periods and liability deadlines. After acceptance, the architect ensures that any reservations are addressed, conducting a final inspection alongside the project owner and contractor.
